Contract Signing and External Colour Selection

Timing is really perfect! Today, cooling off period for house selling has ended. House is officially SOLD, thank God!

Monday is going to be a pretty busy day as we have the Contract signing at EB office for 2 hours, and external colour selection at Home Options gallery straight after. After reviewing the contract, we've decided that's what we really want. We'll definitely be signing after a few Q&A's.

External Colour


One of the good things about booking appointments well ahead of time is having enough time to prepare for it. We were told that Sara (the EB CS who will meet us for the contract signing) will book us for external color selection upon signing of the contract.
I've been researching for a simple yet nice looking color for the render and found this photo from http://forum.homeone.com.au/viewtopic.php?p=40267. This is exactly what I want. We'll definitely not do the entire house render as it is way toooo expensive - $25000!! A front house render will be good enough - plus a matching bricks that will compliment the color of the render. Finally, found what I have been looking for!

Land Registration update received from Norwest Land


"Registration date is now advised as mid to late April 2010. The fencing is due to be removed by the end of February, after road sealing." An excerpt from a mail received from the developer. Good thing we were able to negotiate the building start date to be moved a month later. We don't wanna be penalized for something that is beyond our control.

The attached photo was taken back in October 2009, I wonder what else needs to be done? It looks alright to me - hehe it's obvious that I know nothing about developing real estate.

Current house SOLD!











Thank God! I feel so relieved when a buyer signed the contract last night! We lost $17000 from the original offer though :( but at least this is a sure buyer. I'd rather have a sure buyer that pays me a fair price rather than a buyer who'll cancel again, so I'm still grateful. And besides I found out that my house is only 22 squares sitting on a 358 sqm block. Didn't know it till the other day when I checked the paperwork. $528000 is a fair price I guess. Now I can focus on the building process instead of worrying everyday if my house will ever get sold in time for the contract signing with EB. :)

Eden Brae Contract Received!

Today we've got the contract via email, 82 pages.. phew! Now I have to read everything - argggghhh why did our solicitor have to go overseas when we need him the most! nahh he deserves a break! :)

I have started going through the contract and got too bored looking at it so I went straight to the drawings! Loved what I saw, this is going to be very exciting. I just hope everything will go smoothly.

I have actually made a research prior to signing up with EB (for the contour survey) and read a lot of negative feedbacks. We almost got put off by this, but we really loved the Windsor 46 so we based our decision on that. Plus Bede (the rep in homeworld who is now in the ponds) has really been extremely helpful to us. He even had to re-do the sitings cause we changed it from a Madison 40 to a Windsor 46. But yeah, I know it's still too early to say this but so far we haven't got any bad experience with them, they have been pretty good. The only thing I noticed though is that the CS agent assigned to us didn't even show up on the tender presentation and at least introduce herself to us in person - that would have been more appropriate. On one hand though, we're being entertained by a guy called Bill whom we found out to be the boss in EB. He was able to make a decision right there and then when we requested to extend the signing of contract from 21 days to 42 days (because we're waiting for the sale of our current house). In a way it worked better for us cause he didn't have to wait for a decision cause he makes it himself. :)

Anyway, I have about 3 more weeks to read the contract so in the meanwhile I'll just keep staring at the drawings. :)
